Terms and conditions

After confirming your reservation, all full details of the property (address, contact info, etc.) will be provided to you.
A prepayment or bank transfer may be required in advance to secure your booking. You will receive instructions after completing the reservation.
Payment methods accepted include credit/debit cards (such as Visa, Mastercard, Maestro) and cash.
The property owner reserves the right to require a damage deposit of €600 (or the equivalent) upon arrival, payable in cash. This deposit will be refunded in full upon departure, after inspection of the premises.

Check-in is available from 14:00 to 23:00. If your arrival time lies outside these hours, you must inform us in advance so we can make arrangements.
Check-out must be completed by 10:00 on the day of departure.
Late arrivals or early departures are subject to prior agreement; failure to notify may result in additional charges.

Cancellation and prepayment policies vary depending on the reservation option chosen. You will be informed of the specific terms for your booking at the time you reserve.
In the event of a cancellation, any refund will be processed according to the conditions agreed at booking.

The property can accommodate up to 18 guests.
All children of any age are welcome.
There are no extra beds or baby cots available.
You must list the correct number and ages of all guests (including children) at the time of booking.

No smoking is permitted anywhere inside the property.
No pets are allowed on the premises.
Parties, events, or celebrations (such as bachelor / bachelorette parties) are strictly forbidden.
You may request special arrangements (e.g. early arrival, late checkout) in advance; approval is at the owner's discretion.

The property includes WiFi, a private outdoor swimming pool, garden/grounds, terrace, fully equipped kitchens, and barbecue / grill facilities.
Each guest is expected to use the premises responsibly, respect common areas, and leave the property in reasonably clean condition.
Any damages or excessive maintenance work caused by negligence will be deducted from the deposit or charged separately.

The owner is not liable for any personal injury, loss, or theft of personal property during your stay, except in case of proven negligence.
You must take reasonable care when using amenities and infrastructure (pool, terraces, stairs, etc.).
Use of the property and facilities is at your own risk.

You must notify the owner of your expected arrival time in advance.
If there is any change to your arrival time or plan, you are obliged to contact the property as soon as possible.

These terms and conditions are governed by the laws of the country in which the property is located.
Any disputes arising under or in connection with these terms shall be resolved by the competent courts of the jurisdiction where the property lies, unless otherwise agreed in writing.

The owner reserves the right to amend or update these Terms & Conditions at any time.
Any changes will be posted on the website and apply to future bookings; existing reservations will remain subject to the terms in place at the time they were made.
